What is vinyl flooring and how do the types differ?

This is the decision most vinyl tenders in Riyadh and Jeddah actually turn on, and it is usually made on appearance when it should be made on duty and cleaning regime.

A short rule that survives most projects: if the room is cleaned with a machine and inspected for infection control, specify homogeneous. How is vinyl flooring installed?

Area review. Levels, thresholds, door undercuts, drainage, existing finishes and the moisture history of the slab. Room use is confirmed here, because it determines the product and not the other way round.

Subfloor preparation. Vinyl is thin and telegraphs everything beneath it. A trowel ridge, a nail head or a 3 mm dip will read through the finished floor under raking light. Old adhesive is removed mechanically, the slab is ground, and a cementitious smoothing compound is applied to achieve a flat, sound, dry base – the work described in our cement self-levelling guide. Moisture is measured, and where the reading is high a surface damp-proof membrane is applied before the smoothing compound.

Material selection and acclimatisation. Rolls and tiles are brought into the conditioned space and left to stabilise before laying, so they do not shrink back at seams afterwards.

Installation and detailing. Adhesive to the manufacturer’s open time, rolled to transfer, then seams hot-welded with a matching rod and skived flush. Skirtings are coved with a fillet, capped and welded where hygiene demands it. Thresholds, drains and equipment penetrations are detailed individually.

Cleaning and handover. Initial clean, protection where other trades follow, and a maintenance regime issued with the O and M documentation.

Is vinyl flooring waterproof, and how does it handle wet rooms?

The material itself does not absorb water. A welded vinyl sheet floor with coved and capped skirtings behaves as a water-resistant surface finish, which is why it is used in changing rooms, sluice rooms and back-of-house wet areas. What it is not is a tanking system. Water that reaches the joint between covering and structure, or that arrives from below, is a waterproofing problem and needs a membrane under the screed – see our waterproofing systems guide.

Three details separate a wet room that works from one that leaks into the flat below.

  • Falls formed in the screed, before the covering. Vinyl follows the substrate exactly; it cannot create a fall to a gully.
  • Clamped drain outlets where the sheet is dressed into and gripped by the drain body rather than sealed with a bead of mastic at the edge.
  • Continuous welds at every seam and at the floor-to-wall junction, with the covering carried up as coving rather than stopped at a separate skirting.

Slip performance in these rooms comes from a safety grade with aggregate carried through the wear layer, not from a texture printed on the surface. The R-class or pendulum value is stated on the product data sheet for the specific reference, and it should be written into the specification rather than assumed. Note the trade-off: the same aggregate that holds a wet foot also holds soil, so cleaning regimes for safety vinyl are heavier.

What drives vinyl flooring cost in Saudi Arabia?

Two identical-looking rooms can quote very differently, and the covering is rarely the reason. The variables that move a vinyl price are these.

  • Product family and grade. Homogeneous hospital sheet, a heavy-wear-layer LVT and a general office sheet occupy different tiers.
  • Subfloor condition. Removing old tile or adhesive, grinding, applying a damp-proof membrane and levelling can exceed the covering itself on a refurbishment.
  • Amount of detailing. Coved skirtings, capping, welded seams, thresholds, drain dressings and equipment cut-outs are measured per metre and per item.
  • Room geometry. Many small rooms with fixed furniture generate offcut waste and slow progress; open floor plates do not.
  • Specialist performance. ESD, acoustic and safety grades carry both material and installation implications, including earthing for conductive floors.
  • Programme and access. Live buildings, night shifts, phased handovers and lift-restricted floors all carry cost.

What goes wrong with vinyl floors, and what are the limits?

Residual moisture. The most frequent failure in KSA refurbishments. Adhesive laid over a damp slab softens, the sheet moves, and seams open. Measure, record, and install a surface DPM where the reading requires it.

Skipped subfloor levelling. Every imperfection under a resilient covering shows in the finished surface and concentrates wear at the high points.

Cold seams. A weld run at the wrong temperature or speed looks acceptable on day one and splits under a cleaning machine six months later.

Wrong grade for the duty. A thin wear layer in a hospital corridor, or a smooth finish in a wash-down area, is a specification failure that installation quality cannot rescue.

Aggressive cleaning. Solvent-based and high-alkali products damage the surface finish; the maintenance regime issued at handover exists for a reason.

Limits are worth stating. Vinyl is not an industrial floor: forklift wheels, steel-wheeled trolleys, dropped tooling and hot spillage belong to resin or polyurethane concrete systems – compare in the epoxy flooring guide. It is a permanently bonded covering, so lifting it later is a demolition task. And it is an interior product: sustained direct sunlight through glazing can affect dimensional stability and colour, so exposure needs checking against the product data sheet.

What this means for projects in Saudi Arabia

Three local conditions change how a vinyl package should be planned.

Slab drying time. New concrete in Riyadh and Jeddah dries from the top while the core stays wet, and a surface reading taken too early gives false comfort. Measure to the method the adhesive manufacturer specifies, and budget for a surface damp-proof membrane rather than discovering the need on site.

Heat and solar gain. Material stored in an unconditioned container on a Jeddah site is not ready to lay. Vinyl expands and contracts with temperature, so acclimatisation in the conditioned room is a working requirement, not a courtesy. Atria and curtain-walled lobbies concentrate solar gain on the floor, and the product’s suitability under that exposure needs confirming before selection.

Coastal humidity. In Jeddah, Dammam and Jubail, high relative humidity extends adhesive open times and changes weld behaviour. Site conditions are recorded during installation, not assumed from a data sheet written for a European climate.

For healthcare and laboratory work, KSA clients commonly ask that flooring documentation supports SFDA-regulated facility requirements and infection-control audits, and that fire performance is stated to EN 13501-1. Those references belong in the specification, with the classified product named, so the submittal is not a negotiation later.
